WINDSOR CHARTER TOWNSHIP PLANNING COMMISSION

REGULAR MEETING - DECEMBER 8, 2004

MEETING ROOM - 7:00 P.M.

Meeting was called to order by Chairperson Martinez.

Present: Martinez, Kubicek, Blair, Marsh, Borucki (2 vacancies)

Absent: none

Also present: Jim Foulds & Vern Fountain of CPS

No public comments.

Minutes of previous meeting were read and approved.

Blair gave report from Township Board.

Kubicek gave report from Board of Appeals.

Jim Foulds reviewed their report on the revised plans.

Lakeview is currently a public road and they will get a driveway permit for that end.

The interior roads will be 16' wide.

Fire Chief has no problems with the plans as revised.

They have not heard back from the Drain Commission or Road Commission.

The small strip behind the lake will not be developed.

They will cover several of the items on a supplement sheet plus a legal description.

The landscape buffer has no changes since last approval.

They hope to start construction as soon as the bank closes on the loan. They have the okay for the first 10 units.

These condos will be rentals.

Off street parking is missing from the plans and the landscape for that area. There will be a boulevard in the center with trees.

Borucki moved and Marsh seconded to accept the revised site plan pending the additional information on: (1) parking lot interior landscape (2) drain report (3) road report and that all questions have been answered on CPS report. Carried unanimously.

Foulds shared update on zoning ordinance changes. Will start to review these in January 2005.

With no further business Borucki moved and Blair seconded to adjourn the meeting. Carried unanimously. Adjourned at 7:49 PM.
