Meeting was called to order by Chairperson Inge Kyler.

Also present: Jim Foulds & Vern Fountain of CPS, Ralph Resnick, Village Planning Commission

No public comments.

Martinez moved and Hall seconded to accept the minutes as amended.

Blair gave report from Township Board.

Kubicek gave report from Board of Appeals.

Hall gave report from Village Planning Commission.

Kyler gave report from [Future] Land Use Committee. They met and discussed the M-99 corridor and they do not see any reason for any change in the Master Plan at this time.

DELPHINIUM ACRES:

Allen Patrick was present to discuss this 7 lot plat. They are in contact with the health department, drain commissioner and road commission. Kyler read the report from CPS. There will not be sidewalks and they have received a variance for the length of the cul-de-sac.

Hall moved and Martinez seconded to recommend to the Township Board to grant tentative preliminary plat approval to Delphinium Acres. Carried unanimously.

ANGST REZONING:

Leroy Angst and Will Merritt were present to discuss their plans for the area along Lansing Road that they are asking to have rezoned from B-1 to R-1M. They also asked if he could add parcels A & B to the request to rezone to R-1M. This area is all in the sewer district. They are looking at townhouses and duplexes. The purchase price is in the $100,000-$110,000 [range] and rent would be $800-$900 per month. The name for the project is Blue Water.

Blair moved and Burnett seconded to set the public hearing for the rezoning request as amended for June 11, 2003 at 7:00 P.M. It would be the third hearing of the evening. Carried unanimously.

TB/PC WORKSHOP:

Reminder of the workshop to be held on May 21, 2003 at 7:00 P.M. in the meeting room between the two boards. The following agenda was decided upon:

     Recreation Plan - Dave/Gary

     Farmland/Open Space [Preservation] - Inge/John

     Code Enforcement - Arnoldo/Gary/Dave

     [Future] Land Use Plan - Splitting of the plans?

     Other areas of concern - Time permitting

     Adjournment by 9:00 P.M.

SIGNS:

Discussion on signs for drive though restaurants. Jim Foulds stated that we will need to make amendments to the sign ordinance for them. There are few other areas that need to be clarified.

SITE CONDOMINIUMS:

Jim Foulds stated that he feels we need Plan B for this area and presented a shortened version of the ordinance for the members to review.

HOME OCCUPATIONS:

Discussion held on what changes need to be made in this area. Blair feels that performance characteristics are more important than the job being done. Discussed requiring permits by the township.

With no further business Martinez moved and Kubicek second to adjourn the meeting. Carried unanimously. Adjourned at 9:12 PM.
