WINDSOR CHARTER TOWNSHIP PLANNING COMMISSION
REGULAR MEETING - JUNE 12, 2002
MEETING ROOM - 7:00 P.M.

Public Hearing for zoning request from Keith LaBare was called to order by Chairperson Inge Kyler.
Present: Kyler, Martinez, Blair, Hall, Slucter, Burnett, Kubicek
Absent: none

LABARE REZONING REQUEST:

Chairperson Kyler read the review from Community Planning.

Mr. LaBare stated that he has an option to purchase this site and sell his land in Benton Twp. but needs it rezoned from B-1 to M-1. He will build a 60'x100' building to service trailers and equipment. They will be on display for sale or lease. He will look into filling in the low spot at the rear for storage. Would like to start construction in July.

Janet Korroch, 5143 Lansing Road asked if there would be an odor or hammering? No painting or steady noise-like presses.

Slucter stated that we are between land use plans and that the new plan shows that area as all industrial [M-1 zoning]. Would like to see the commission table until the plan is accepted. When Mr. LaBare [was] asked if this would be a problem he stated only in the sale of current property as could loose the sale.

Blair reported that the new future land use [plan] shows that area as all industrial.

Hall stated that he does not want to start changing things against the land use [plan] as did change one in error in the past. If the plans shows it as industrial it would fit right in.

Slucter stated that this would be a procedural item and he understands the real estate problem.

Dan Stremler, 5103 Lansing Road stated he was so surprised to get the letter as [Supervisor] Art St. Clair had said that [this] land was [zoned] Industrial when he got his rezoning five years ago.

Closed public hearing at 7:26 PM.

Convened the regular meeting.

No public present.

Slucter moved and Burnett seconded to approve the minutes from the May meeting. Carried unanimously.

Heard report from Township Board, Tri-County meeting, new law workshop and Village Planning Commission meeting.

LABARE REZONING REQUEST:

Slucter moved and Martinez seconded to table the LaBare rezoning request until the commission takes up the Master Plan on July 10, 2002. Carried unanimously.

RIVER RUN ESTATES #2 TENTATIVE PRELIMINARY PLAT:

Dan McCabe provided a drawing of the area, which includes lots 20-37. There will be a small river access, which will be owned by the association. The sewer easement to township land was shown on the new map. Slucter moved and Hall seconded to recommend to the Township Board to grant tentative preliminary plat approval for River Run Estates #2 with a variance for the cul-de-sac length mentioned in the Subdivision Control Act. Carried unanimously.

ZONING CHANGES:

Unable to do any, as neither Jim Foulds nor Vern Fountain were present.

With no further business Martinez moved and Blair second to adjourn the meeting. Carried unanimously. Adjourned at 8:24 PM.
